Ринок нерухомості в період пандемії : сучасні тренди і прогнози

Abstract

Ринок нерухомості — одна з найбільш традиційних областей економіки і водночас один з ринків, що найбільш динамічно розвиваються. Метою дослідження є виявлення та обговорення особливостей ринку нерухомості в період пандемії. Для визначення сучасної ситуації на ринку нерухомості під час пандемії коронавірусу використано аналіз статистичних даних країн світу та експертних оцінок агентств. У роботі проаналізовано фізичні та економічні характеристики нерухомості, їх прояви і наслідки. Визначено фактори, що впливають на формування ринку та сприяють створенню сприятливих умов, а саме: демографічні характеристики суспільства; достаток громадян та підприємств; систему правових норм та правових актів; економічні інструменти, що знаходяться у широкому користуванні. У роботі проаналізовано особливості функціонування ринку нерухомості під час пандемії в КНР та Україні. Виокремлено особливості розвитку ринку нерухомості країн: у докоронавірусний період купівля нерухомості здійснювалася за усталеною на ринку ціною; спад, коли пропозиція і попит на ринку нерухомості ще є, однак люди поступово починають боятися контактів; стагнація, коли на державному рівні забороняються необгрунтовані контакти між людьми, припинена діяльність банків, бізнесу (пропозиція спадає, проте ціни тримаються на колишньому рівні, або відзначається невелике зростання); зростання цін на ринку нерухомості, а потім і пропозиції у зв'язку з ослабленням карантинних заходів. У роботі обгрунтовано, якого класу квартири користуються у кризові періоди підвищеним попитом — студії та однокімнатні квартири класів "економ" або "комфорт". Однак нині найбільший інтерес проявляється до квартир сімейного типу, а також до більш високого класу нерухомості. В досліджені обгрунтовано, що ринок нерухомості виконує як соціальну, так і економічну роль. Це і визначає його важливість, як для окремого покупця, так і інших суб'єктів ринку нерухомості і всієї економіки. У статті доведено, що ринок нерухомості переживає парадоксальний стан, за якого явні ознаки економічної кризи не тягнуть за собою зниження цін на нерухомість, а навіть, навпаки, спостерігається їх підвищення. Прогнози розвитку ринку нерухомості абсолютно різняться. The real estate market is one of the most traditional areas of the economy and, at the same time, one of the most dynamically developing markets. The purpose of the study is to identify and discuss the characteristics of the real estate market during the pandemic. To determine the current situation in the real estate market during the coronavirus pandemic, the analysis of statistical data from around the world and expert assessments of agencies was used. The paper analyzes the physical and economic characteristics of real estate, their manifestations and consequences. The factors influencing the formation of the market and contributing to the creation of favorable conditions are identified, namely: demographic characteristics of society; wealth of citizens and enterprises; system of legal norms and legal acts; economic instruments that are in widespread use. The paper analyzes the peculiarities of the real estate market during the pandemic in China and Ukraine. The peculiarities of the development of the real estate market of the countries are singled out: in the precoronavirus period the purchase of real estate was carried out at a fixed price on the market; decline, when supply and demand in the real estate market is still there, but people are gradually beginning to fear contact; stagnation, when at the state level unreasonable contacts between people are forbidden, the activity of banks, business is stopped (the offer falls, however the prices remain at the former level, or small increase is noted); rising real estate prices, and then proposals in connection with the weakening of quarantine measures. The paper substantiates which class of apartments are in high demand in times of crisis — studios and one" room apartments of "economy" or "comfort" classes. However, currently the greatest interest is shown in family-type apartments, as well as in the higher class of real estate. The study substantiates that the real estate market plays both a social and economic role. This determines its importance, both for the individual buyer and other actors in the real estate market and the economy. The article proves that the real estate market is experiencing a paradoxical situation in which clear signs of economic crisis do not entail a decrease in real estate prices, and even, conversely, there is an increase. Real estate market forecasts are completely different.
